Cassie Nightingale, a good witch and the owner of the Bell, Book & Candle shop in Middleton, is excited to be hosting the town's bicentennial celebration at Grey House, which she is in the process of renovating into a bed and breakfast. Her only guest is Nick Chasen, a handsome and charming man who claims to be a distant relative of the original owner of Grey House, Captain Hamblin.
Nick presents documents that seem to prove his claim to the inheritance of Grey House and accuses the Grey Lady, Hamblin's mistress, of stealing it from him. However, Cassie remains skeptical and begins to investigate Nick's claims. She learns that Jake Russell, the police chief and her romantic partner, had apprehended Nick for theft in the past, making Cassie even more suspicious of Nick's motives.
As Cassie tries to uncover the truth about Grey House's history and Nick's claim, she faces increasing pressure from the town council to ensure that the bicentennial celebration goes smoothly. She also faces a personal challenge when her stepson Brandon is dared by local troublemakers Steve and Duke to prove his bravery by stealing a valuable bronze statue from Grey House.
Meanwhile, George, the town's enthusiastic gardener, finds himself falling in love with Gwen, a visiting landscaper who is hired to help with the bicentennial preparations. As the deadline for Nick's claim draws near and tensions mount in Middleton, Cassie must use her mystical abilities to uncover the truth and protect Grey House from being lost forever.
