The contractor, Knox Bannett, and his wife Tracey move from Chicago to Malibu to renovate Knox's mother's beach house and sell it for a profit. The house is located in a prime location with stunning ocean views and a private beach.
However, their dream renovation project turns into a nightmare when they discover a deranged homeless lady, Bree, living under the house. She refuses to leave, violently attacking anyone who tries to remove her. Knox and Tracey try to get the police involved, but they don't take the situation seriously.
As the couple continues to work on the house, Bree becomes more aggressive and begins to sabotage their progress. They soon realize that she is not alone and that she has a network of other homeless people who are willing to do anything to protect their home.
Knox and Tracey are forced to fight for their own safety and the safety of the neighborhood as Bree's erratic behavior becomes increasingly dangerous. They must find a way to overcome the homeless community's resistance and complete their renovation project before things get even worse.
The movie, directed by Martin Guigui, stars Todd Grinnell as Knox Bannett, Mena Suvari as Tracey, and Kristin Bauer van Straten as Bree.
