Billy and Kate, the main characters from the first Gremlins movie, are now living in New York City and working in the Clamp Center, a huge and high-tech office complex run by eccentric industrialist Daniel Clamp. When Gizmo, the adorable Mogwai from the first film, is accidentally brought to the Clamp Center and exposed to water, he produces a new batch of mischievous and dangerous Gremlins.
Despite Billy and Kate's efforts to contain the Gremlins, they quickly spread throughout the building and wreak havoc on the inhabitants. The Gremlins even invade a science laboratory where they consume various genetics and chemicals, mutating into new and more powerful forms.
One of the new Gremlins, known as Brain Gremlin, becomes the leader of the Gremlins and gives them a new sense of intelligence and cunning. Meanwhile, Billy, Kate, and their friends try to stop the Gremlins by devising various schemes, such as electrocuting them in a sports field and setting them on fire in a department store.
In the end, Billy and Kate manage to defeat the Gremlins with the help of Gizmo and a special genetic serum that reverts the Gremlins to their harmless Mogwai form. They then release the Mogwai into the wild, but not before bidding farewell to Gizmo and promising to visit him whenever they can.
