The couple, Ben and Marian, rent the house for the summer to take a break from their busy lives in the city and to work on Marian's novel. Along with their son David, they move into the house, which is owned by an elderly brother and sister, Arnold and Roz Allardyce.
As soon as they arrive, strange things begin to happen. The furniture seems to move on its own, sudden gusts of wind blow through the house, and the swimming pool becomes mysteriously heated. However, the family ignores these signs and continues to enjoy their summer vacation.
As time progresses, the house seems to take on a life of its own, and Ben becomes increasingly obsessed with restoring it to its former glory. Meanwhile, Marian becomes eerily distant and David's behavior becomes increasingly erratic.
It soon becomes clear that the house is haunted by a malevolent force that requires a blood sacrifice every few years in exchange for its power to maintain itself. The Allardyce siblings have been sacrificing their own family members and guests for years and now plan to continue the tradition with Ben, Marian, and David.
In the climactic scene, the family is trapped in the house by the Allardyce siblings, who attempt to burn them alive as an offering to the malevolent force. However, David manages to break free and destroys the source of the haunting, causing the house to collapse and the siblings to be consumed by the flames.
The movie ends with the family escaping the burning house and driving away, as the burnt remains of the house mysteriously begin to rebuild themselves.
